For owners with an existing STR

Already own a short-term rental that isn’t earning what it should?

You bought it. You furnished it. You're getting bookings — just not the ones that pay. Before you dump more money into it or sell it at a loss, let's actually look at why it's underperforming. An honest pass through the listing, the calendar, the photos, the reviews, and the home — and a clear plan to turn it around.

Six places the money usually leaks

Where I look first when a listing isn't earning what it should.

§ 01

Listing & photos

Cover photo, title, first three images, hero copy — the things guests judge in 1.2 seconds before they swipe.

§ 02

Pricing & ADR

Are you priced for the right comps? Weekday floors, weekend ceilings, last-minute logic, and seasonality calibration.

§ 03

Calendar & availability

Min-night rules, gaps, orphan nights, and how your calendar is leaking nights you could be filling.

§ 04

Reviews & guest experience

What guests are quietly downgrading you for in the sub-ratings — cleanliness, communication, value, accuracy.

§ 05

The home itself

Furnishing gaps, layout fixes, the one or two amenities that pay back on this street, and what's hurting bookings.

§ 06

Channel & visibility

Airbnb ranking signals, whether VRBO or direct booking is worth turning on, and how you compare to the listings you're losing to.

Own a rental and unsure whether to sell or optimize?

Before you list it — or sink another $20k into it — know which math actually wins.

Most owners I talk to are stuck between two stories: "just sell it and cut my losses" or “throw money at it and hope.” Neither is a plan. The Performance Review answers the one question that matters first — is this property worth optimizing, or is the honest call to sell and redeploy the equity? You'll get the comp picture, the realistic upside, and a straight recommendation either way.

  • What it would realistically sell for today
  • What it could realistically earn optimized
  • Cost of the fixes vs. payback timeline
  • Honest answer: keep, fix, or list it
How an STR Performance Review actually goes

From “why isn’t this working?” to a plan you can act on.

Most owners I talk to already suspect what's wrong — they just don't know which fix to do first, or which fixes are worth the spend. That's what this is for.

  1. 01

    You send me the listing

Airbnb / VRBO link, last 12 months of revenue if you have it, and what's bothering you most about how it's performing.

  2. 02

    I do the honest review

I work through your listing, comps, calendar, sub-ratings, and photos the same way I worked through the 16 STRs I personally owned and ran. I write up what I'd change and in what order.

  3. 03

    We talk through the plan

A real conversation — what's worth fixing, what isn't, and roughly what each fix costs versus what it likely earns back.

  4. 04

If it's a fit, I take it on

When it makes sense for both of us, the listing moves onto my aged Superhost Airbnb account and I run the day-to-day so you stop guessing and start earning.

This is a fit if…

  • — You own a short-term rental in or near Pensacola.
  • — It’s earning, but not what you expected when you bought it.
  • — You’re open to honest feedback and willing to make changes.
  • — You’d consider letting someone experienced run it for you.

This isn’t a fit if…

  • — You’re hoping for a guarantee or a magic-bullet revenue number.
  • — You’re not in the Pensacola / Gulf Coast market.
  • — You want a free tear-down with no real intent to act on it.
  • — Your property has structural / location problems no listing fix can solve.
Request an STR Performance Review

Tell me about the listing — I’ll come back with what I’d change first.

The more honest the numbers, the more useful the review. Rough is fine — last 12 months averaged, even ballpark, lets me see where the listing actually sits versus the comps.

  • What's leaking — pricing, photos, calendar, or the home itself
  • How your sub-ratings compare to nearby comps
  • The two or three changes most likely to move the needle
  • An honest read on whether moving onto my platform makes sense
