The two-sided advantage

Sell here, buy there — one agent, real benefits on both sides.

When you hire me to find your next home in Florida, Colorado, or Texas and list your current home with me, you get preferred pricing on the listing side and a single point of contact across both transactions. Every engagement is priced individually around your home, your timeline, and the work involved — let's talk through what that looks like for you.

From first call to closing day

Eight steps. One person handling every one of them.

01

We start with a real conversation

What you're hoping to net, where you're going next, and how soon you need to be out. Whether this is a relocation, a downsize, or a fresh chapter — we plan around your life, not the calendar.

02

Honest pricing, real comps

I'll walk through your home, pull recent neighborhood comps, and give you a true price range — not the inflated number you might hear elsewhere just to win the listing. We price it to sell, not to sit.

03

Get it ready to shine

Light staging guidance from a certified home stager — a punch-list of small fixes that earn back more than they cost, vetted local cleaners and handymen, and a plan to show your home at its best. You don't have to do this alone — and you don't have to spend a fortune.

04

Photography that does it justice

Sixteen years of photographing my own short-term rentals taught me what makes a listing stop the scroll. Your home gets the same eye — bright, honest, and beautifully composed.

05

Marketed where buyers actually look

MLS, Zillow, Realtor.com, social, and the local agent network. A real listing description that reads like a human wrote it, plus targeted outreach to relocators heading your way.

06

Negotiate the offer that protects you

Price is one piece. Inspection terms, financing contingencies, closing date, and what stays in the home all matter just as much. I'll walk you through every offer side-by-side so you choose with clear eyes.

07

Through inspections and closing

I handle the paperwork, the negotiations on repairs, and the timeline — so you can focus on packing, the kids, the new job, or whatever's actually on your plate.

08

And if you're moving to FL, CO, or TX next…

I'm licensed in all three. The same person who lists your home can help you land softly on the other side — no second agent, no handoff, no story to retell.

“The way a home is staged and photographed changes the buyer who walks through the door — and the offer they write. I look at every listing through that lens.”

— Melissa Lazar, Certified Home Stager

Certified home staging

Staging isn't decoration — it's the buyer's first impression.

What is staging? Home staging is the process of preparing a property so buyers can see the space, the light, and the possibility — without being distracted by the current owner's belongings. It's not interior design for living; it's a strategic reset that helps a home show its best on camera and in person.

The layers of staging

  1. Declutter and depersonalize. Remove everyday items, family photos, and excess furniture so buyers can project their own lives into the space.
  2. Deep clean and repair. Every surface, corner, and fixture gets attention. Small fixes — scuffs, drips, loose hardware — matter more than you'd think.
  3. Arrange for flow and function. Furniture is placed to show room size and how the space actually lives. The goal is clarity, not clutter.
  4. Style with the buyer in mind. Neutral tones, simple textures, and a few well-chosen pieces help a home feel fresh without being overdone.
  5. Make it photo-ready. The final layer is lighting, angles, and finishing touches that translate to standout listing photos and tours.

Room-by-room prep plan

A tailored checklist for your specific home and buyer pool.

Buyer-focused photography

The same certified eye staging the home also directs the shoot.

Low-cost, high-impact edits

Small changes that show space, light, and condition — not a full redesign.

No cookie-cutter approach

Each plan is built around your home, your timeline, and your market.

Staging is one part of a strong listing strategy. It does not guarantee a specific sales price, timeline, or outcome. I use it as a tool to help a home show well — and then back it up with honest pricing, marketing, and negotiation.

Three states, one agent

Selling here, buying there?
I can do both.

I'm a REALTOR® in Florida and Colorado, also licensed in Texas — with deep familiarity in each region below. List your home with me and, if you're heading to one of the other two, I'll be the same person welcoming you on the other end.
  • Florida — Emerald Coast

Full listing service — Pensacola, Pensacola Beach, Perdido Key, Navarre, Gulf Breeze, Milton, Pace.

  • Colorado — Front Range

Listings negotiated case-by-case — Fort Collins, Loveland, Boulder, Denver metro, Colorado Springs, Pueblo.

  • Texas — DFW Metro

Listings negotiated case-by-case — Dallas, Fort Worth, and the surrounding suburbs.

Selling somewhere outside these three states? I can still help — I'll connect you with a trusted agent in your market and stay involved end to end so nothing falls through the cracks.

A note on short-term rentals

On the STR side of my practice I represent buyers only — to keep the deal review honest and free of conflict. Selling a primary home, second home, or non-STR property is a separate service with none of those constraints. See how the STR side works.
