FL · SL3629725Real Pensacola short-term rentals I've helped transform. Same rooms, same bones — different revenue. A few of these were full overhauls. Some, like the bathroom below, were just a shower curtain, brass details, and styled towels.

Sagging gray faux-leather sectional and a builder-grade ceiling fan, swapped for a slipcovered linen sectional, walnut coffee table, jute rug, and a brass arc lamp. Same room. Different bookings.

Heavy chocolate microfiber sectional, busy red-and-navy Persian rug, and a tired framed print — replaced with a creamy linen sectional, oversized reclaimed-wood coffee table, soft neutral rug, drum pendant, and a moody landscape. Brighter, calmer, instantly more photogenic.

Black metal frame, busy floral comforter, mismatched nightstands — out. Channel-tufted upholstered king, hotel-grade linens, matching oak nightstands, and an oversized coastal print — in.

Mostly just the shower curtain and styling. Heavyweight ivory waffle linen on a warm brass rod, plush spa towels, an amber soap pump, and a single olive sprig. No demo. No remodel.

Cluttered counter to a styled vignette: pastel sage SMEG espresso machine as the hero, a curated place setting, fresh lemons on a wooden board, and an open cookbook. The detail shots that win the cover photo.

Espresso cabinets, dark tile floor, and matching heavy dining set made the whole space read closed-in. Painted cabinets crisp white, swapped to light oak flooring, a warm-wood farmhouse table with cushioned chairs, and simple greenery — the room photographs twice as big.

Espresso vanity, beige laminate counter, single sink, and a sad gray shower curtain felt like a rental. Painted the vanity white, swapped in a quartz double-sink top with brushed nickel widespread faucets, an ivory waffle shower curtain, jute runner, eucalyptus, and framed botanical art. Same footprint — completely different feel.

Dark stained furniture, beige carpet, mismatched lamps, and a TV-on-a-dresser said "someone lives here." Reconfigured as a sleep-six guest room with two upholstered beds, hotel-layered linens with cashmere throws, light oak floors, jute rug, linen drapes, and matching landscape art. Sleeps more guests, photographs like a boutique hotel.
