The installations you're probably reporting to

NAS Pensacola is the headquarters of Naval Education and Training Command and home to flight training and the Blue Angels. Corry Station houses cryptologic and IT training. NAS Whiting Field, about 30 miles north in Milton, runs primary flight training (T-6) and helicopter training. Hurlburt Field and Eglin AFB are roughly an hour east toward Fort Walton Beach.

Where military families typically land

For NAS Pensacola and Corry: Perdido Key, Warrington, Navy Point, Gulf Beach Highway, Pensacola Proper, East Hill, and Gulf Breeze. For NAS Whiting: Milton, Pace, Pea Ridge, and east Pensacola. Commute times vary by bridge traffic — the Pensacola Bay Bridge and Garcon Point Bridge are the two pressure points.

On-base, leased on-base, or off-base

On-base housing at NAS Pensacola is privatized through Balfour Beatty Communities. Off-base, you can use BAH toward a rental or a mortgage. Many families buy because Pensacola is a common follow-on duty station and because the housing market here is more affordable than most Navy port cities.

VA loan basics (research independently)

VA loans typically allow $0 down, no PMI, and a one-time funding fee that varies by service category, down payment, and prior use.
