Pensacola proper, Pensacola Beach, Perdido Key, and the surrounding unincorporated areas are served by the Escambia County School District. Gulf Breeze, Navarre, Milton, and Pace are served by the Santa Rosa County School District. The county line runs through the middle of the metro, so two homes a mile apart can be in completely different districts.
Both districts assign elementary, middle, and high schools by address. Before you fall in love with a house, run the address through the district's official zoning lookup — links below. Zone boundaries are redrawn periodically and override anything Zillow or a third-party site might show.
Escambia and Santa Rosa both run school-choice programs, magnet programs, and a handful of charter schools. Florida also operates a statewide voucher-style scholarship (Florida Tax Credit / Family Empowerment Scholarship) that families use for private school. Each option has its own application window — check the official sites for current deadlines.
